St. Charles County, Missouri seniors who haven't yet applied for the property tax relief need to hurry up as the deadline is just days away now. Eligible seniors have until June 30 to apply for the property tax relief from St. Charles County. Those planning to send applications by mail have even less time to apply.
Who can get property tax relief?
In 2023, the Missouri legislature approved Senate Bill 190 allowing counties to set up their own property tax relief programs. The St. Charles County Council, based on SB190, passed its own ordinance in September to create a relief program.
Providing an update on the program last week, County Collector of Revenue Michelle McBride informed that about 20,000 senior homeowners applied for the program so far. About 5,000 seniors applied for the program in the first week after the launch.
It is estimated that about 36,000 seniors could be eligible for property tax relief from St. Charles County. The program would freeze the real estate property taxes owed to all taxing jurisdictions within the county, including school districts, ambulance districts, fire districts, etc.
To qualify for the program, a person must be at least 62 years old (as of Jan. 1, 2024) and own at least one home. Property taxed as personal property, such as mobile homes, doesn't qualify for the relief. Only real estate properties qualify for the relief.
It must be noted that the tax freeze doesn't apply to the part of the property tax bill that goes toward bonded indebtedness, such as bonds for school districts and cities, fire districts, ambulance districts and more.
Property tax relief from St. Charles County: how to apply
Applicants can apply online by visiting the Saint Charles County websit . Those planning to send their applications by mail must have a postmark of June 29 or earlier. Similarly, those wanting to drop in their applications in person must do so before the end of business hours on Friday, June 28, by visiting the County Administration Building lobby (201 N. Second Street in St. Charles).
Applicants need to provide supporting documents, including identity proof, home ownership and tax liability . It is important for applicants to put their property tax ID (PIN) from the senior's 2023 property tax bill, email address and phone number on the application.
Those who require help in completing their application can visit the Collector of Revenue office in person after making an appointment. Applicants can schedule an appointment by calling the Collector's office.
Applications for property tax relief from St. Charles County opened on March 1, 2024, while the deadline is June 30. Applicants need to re-apply annually to get the relief.
You can confirm whether or not the Collector's office has received your application by entering your pin on this page . This pin can be found on your real estate tax bill or receipt. The authorities started sending acceptance or rejection notices in mid-June to email addresses provided on the applications.
