MELVILLE NY (May 5 2015) – The property tax specialty law firm Herman Katz Cangemi & Clyne LLP (HKCC) reminds business property owners and taxpayers in Suffolk County and some other assessing jurisdictions in New York State that they can challenge their current tentative property tax assessments during May 2015

“A failure to timely challenge the tentative assessment will preclude any tax relief for the corresponding tax year” said HKCC partner Kevin Clyne.

Current property tax assessments in Suffolk County and throughout New York (with exceptions) may be challenged through May 19. The deadline for Westchester County towns is June 16 but deadlines in the cities of Yonkers and White Plains in Nassau County and in New York City have passed. In Rockland and Putnam towns the deadline is May 26 while in Rockland villages the deadline was Feb. 17.

Any aggrieved party – a property owner or many tenants – can contest the assessed value of their property said HKCC senior partner Jay Herman. “We can provide property owners with our expertise and guidance through the process.”

Property owners should visit the web site of their town or village to find their property assessments lawyers at the firm said. State law requires towns and cities to make their assessment rolls available on the Internet and provide a link to the information from their homepages.  Each assessor’s web site will also list the grievance deadline.

Commercial property owners must proceed through what is known as a tax certiorari or tax assessment review proceeding. These proceedings represent formal appeals of a commercial property tax assessment at the New York Supreme Court level.

Commercial property includes offices industrial and warehouse buildings retail stores and restaurants condominiums and cooperatives apartment buildings vacant land mixed use buildings and farms.

Local online assessment rolls list each property's assessed value estimated market value and exemptions.  The ratio or rate used by a town on its assessment rolls to “convert” its assessment to a value may not be accurate so the value reflected by the assessment may be in error.
