Carrefour’S Bold Leap Into Brazil’S Urban Future With A Record-Setting Skyscraper


(MENAFN- The Rio Times) Carrefour (CRFB3), Brazil's top retailer, is reshaping a long-held property in southern São Paulo into a multifaceted hub.

This ambitious project, which incorporates a shopping center and a trio of towers, promises to elevate Carrefour's Real estate operations and attract more shoppers to its flagship store near Marginal Pinheiros.

The French-owned company has secured partnerships with developers like WTorre and EZTEC to build the Paseo Alto das Nações complex.

Slated for completion this year, the mixed-use tower has leased half its space to Jive for office use, while JFL Living will handle long-term residential rentals.

Additionally, the project will feature a vast 32,000-square-meter park.



WTorre is constructing what will be São Paulo's tallest building: a corporate tower stretching 219 meters high with 40 floors, set for completion by 2025.

Altre, part of Votorantim Group, controls 85% of this tower and is planning to lease its spaces. Carrefour keeps a 13% share, with the rest held by minority stakeholders.

The fate of Carrefour's slabs, totaling 13,000 square meters, remains undecided.

Moreover, the complex's design incorporates a shopping mall built over a 5,000-square-meter area where Carrefour launched its inaugural Brazilian hypermarket in 1975.

Carrefour Property, the division behind this venture, manages the group's real estate portfolio across Brazil, with Liliane Dutra at the helm.

Under Dutra's leadership, Carrefour Property is advancing fifty mixed-use projects, predominantly residential, across Brazil's major cities, notably São Paulo and Rio de Janeiro.

The company is actively negotiating to maximize the potential of its roughly 500 properties.

These developments require resilience. Dutra, a veteran with nearly three decades in the retail and shopping center sectors, knows this quality well.

The company's strategy reflects a broader shift in Brazil, where urban spaces are increasingly being transformed into vibrant, mixed-use environments.

In Rio de Janeiro, another project includes both a "cash-and-carry" store and a residential tower. Carrefour Property is also preparing to launch new ventures in Bahia and Rio Grande do Sul.

This multipurpose approach revitalizes aging commercial spaces. It caters to modern urban lifestyles, promising convenience and boosting local economies.
