Dubai's Real Estate Market Has Extended Its Record-Breaking Streak

Dubai's real estate market has extended its record-breaking streak in 2025, cementing its status as one of the world's most resilient property hubs. Year-to-date, transaction volumes have surged past 158,000 deals, with a combined value of Dh498.8 billion ($136 billion)-a 32% jump in value and 20% rise in volume compared to last year. The third quarter alone delivered 59,000 sales worth Dh170.7 billion, marking the highest quarterly performance ever recorded.

Prices have continued their upward trajectory, though at a moderated pace. Average residential values are 10% higher year-on-year, with villas outperforming apartments thanks to persistent supply constraints and strong end-user demand. Prime communities such as Palm Jumeirah and Dubai Hills Estate have seen annual gains of 15–30%, while apartment hotspots like Jumeirah Village Circle posted increases of around 17%.

The rental market, meanwhile, is stabilizing after two years of sharp hikes. Average annual rents hover near Dh99,000, but affordability pressures are pushing tenants toward ownership-55% now plan to buy within three years, up from 25% last year.
