Between January and April 2025, streets in neighborhoods like Jardim Europa and Itaim Bibi saw property prices reach historic highs. This surge reflects not only local demand but also broader economic forces shaping Brazil's largest city.
Rua Frederic Chopin in Jardim Europa leads the ranking, with average property prices at R$49.8 million ($9.0 million) per unit and an average area of 1,195 square meters.
This street also tops the list for price per square meter, at R$41,703 ($7,515). These values more than doubled compared to late 2024, showing rapid appreciation.
Other notable streets include Rua Galeno de Revoredo and Avenida Horácio Lafer in Itaim Bibi, where average prices per unit reached R$14.1 million ($2.5 million) and R$11.2 million ($2.0 million), respectively.
The data reveals a clear pattern: the most valued addresses cluster around São Paulo's financial and business hubs. Streets near Avenida Faria Lima, the city's main financial artery, consistently command the highest prices.

The average property size varies significantly. For example, Rua Frederic Chopin's average property is over 1,100 square meters, while Avenida Ibirapuera's is just 112 square meters.
