Canada's Home Sales Fell 4% In April

Home sales across Canada decline 4% in April from a year earlier as the average sale price rose, exacerbating an affordability issue for potential buyers.
The Canadian Real Estate Association (CREA) reported that home sales in April totalled 42,927 units, down from 44,698 in April 2025.
However, while down on an annual basis, home sales in Canada during April edged up 0.7% compared with March of this year.
CREA said geopolitical uncertainty and higher mortgage rates mean the previously expected rebound in the housing markets this year will likely be muted.
New listings of homes for sale in April increased 4.1% on a month-over month basis, marking the traditional start of the busy spring sales season.
The average price of a home sold in April was $695,412, up 2.2% on a year-over-year basis, said CREA.
