Star Power Sells: Dubai Developers Turn To Bollywood


(MENAFN- Khaleej Times) With billions of dirhams' worth of property launching each quarter, developers in Dubai are searching for sharper differentiation. One answer has emerged repeatedly: Bollywood.

Over the past year, several of Indian cinema's biggest stars have fronted new residential and commercial launches across Dubai. The trend reflects the composition of Dubai's investor base. Indians remain the largest expatriate community in the UAE and rank among the most active property buyers in the emirate.

That demographic reality has shaped how projects are marketed. One of the clearest examples came in November last year when Danube Properties unveiled Shahrukhz by Danube, a 55-storey premium commercial tower on Sheikh Zayed Road developed in association with Shah Rukh Khan.

For Rizwan Sajan, founder and chairman of Danube Group, celebrity alignment has long been part of the company's marketing approach. Danube has previously worked with actors like Kartik Aaryan and the Munna Bhai MBBS duo Sanjay Dutt and Arshad Warsi to promote residential launches.

Sajan described the naming of the tower after Khan as a significant step for the company.“This is the first time we have integrated a global celebrity's name directly into one of our commercial developments,” he said.“It reflects how branding and identity have become central to how projects are positioned today.”

Danube's strategy reflects a broader pattern. In November 2025, Damac Properties launched Damac Islands 2, a master-planned community centred on waterfront villas, apartments and lagoon-style amenities. The campaign featured Alia Bhatt and Ranbir Kapoor, and targeted overseas investors through digital promotions and international roadshows.

Hrithik Roshan also partnered with Imtiaz Developments for its design-led residential projects in Jumeirah Village Circle and Al Furjan. The partnership tied the project's design-led positioning to Roshan's disciplined public image.

HRE Development recently appointed Salman Khan to promote its premium residential portfolio, adding another high-profile partnership aimed at strengthening brand presence among Indian investors.

Market observers note that while pricing, payment plans and delivery track record remain decisive, celebrity associations can accelerate visibility during crowded launch cycles.“Celebrity campaigns bring attention,” said Rashmi Thakur, a property consultant.“But buyers evaluate location, construction progress and developer history before committing.”

The model is also evolving beyond conventional endorsements. This month, UAE-headquartered Fakhruddin Properties announced John Abraham as Wellness Ambassador for Treppan Living, its wellbeing-focused residential concept.

In some cases, celebrities are moving beyond ambassador roles altogether. Actor Vivek Oberoi is co-founder and managing director of BNW Developments, which has more than Dh30 billion in assets under development. Alongside partner Ankur Aggarwal, BNW is developing high-end projects, including BNW La Perla on Al Marjan Island. Oberoi has described his involvement as operational rather than symbolic.

Bollywood's association with Dubai real estate predates the current wave. Deepika Padukone endorsed a Dubai Marina development as early as 2008. What has changed is frequency and scale. Celebrity partnerships are now embedded into how projects are launched and marketed, from digital campaigns to overseas roadshows.

Some developers are also linking entertainment more broadly to residential positioning. Pantheon Development, for example, has hosted large-scale concerts in the UAE featuring internationally recognised performers as part of its community engagement strategy.

“In today's market, projects are increasingly framed around lifestyle and community,” said Kalpesh Kinariwala, CEO of Pantheon Development.“Cultural engagement strengthens that connection.”

Dugasta Properties has taken a credibility-focused approach, appointing actor Sonu Sood as brand ambassador.“Sonu Sood has a strong public connect and a reputation for being straightforward, which aligns with what we want Dugasta to represent,” said Tauseef Khan, founder and chairman of Dugasta Properties.”

As competition intensifies across Dubai's property market, celebrity partnerships are becoming more common. But sustained success still depends on execution.

Celebrity endorsement can open the door, but the deal closes on fundamentals,” said Rishika Mihani, CEO of Wolves International Real Estate. Mihani, who transitioned from Indian television into real estate said buyers ultimately prioritise location, developer track record and delivery timelines.
