Dubai, United Arab Emirates – November, 2025 – Egypt's higher education sector is entering a phase of substantial growth, with demand for university seats projected to increase in capacity by 1.3 million by 2030, according to a recent Colliers report. The analysis highlights one of the most significant education infrastructure investment opportunities in the MENA region.

Colliers' latest Market Report, Higher Education Market in Egypt 2024/25, reveals that rapid population growth, coupled with the government's Vision 2030 reforms, is reshaping the country's education landscape. The reforms aim to enhance quality, reduce graduate unemployment and increase the number of Egyptian universities ranked among the world's top 500, which is expected to attract more foreign students and research investment.

With student enrollment projected to surge from 3.76 million in 2024 to over 5 million by 2030, the report estimates the equivalent of approximately 65 new universities needed to meet future demand. Furthermore, the report suggests a growing demand for private education options fuelled by rising household incomes and a growing university-age population. This substantial need presents significant opportunities for the private sector to invest in and expand specialised programmes across high-demand fields, including AI, data science, renewable energy and nursing.

Randy Fink, Chief Executive Officer, MENA at Colliers, said:“Egypt's higher education sector is on a dynamic growth trajectory, shaped by demographic momentum and national reforms. The coming years present an opportunity to expand capacity, elevate quality and align disciplines with future economic needs. At Colliers, our commitment lies in empowering stakeholders with the strategic insights and crucial market intelligence to navigate transformative changes and capitalise on opportunities that will contribute to Egypt's Vision 2030 and ultimately forge a lasting legacy.”

Talha Maqsood, Head of Development Solutions, Healthcare & Education, MENA at Colliers, added:“The projected demand for additional university seats by 2030 presents unprecedented investment and market opportunities that will strategically shape the future of a nation and empower its youth. What we are seeing is a strong momentum towards specialised programmes in key areas such as Artificial Intelligence, renewable energy and advanced healthcare.”

The report goes beyond headline figures to map the dynamics shaping Egypt's higher education market, from the balance between public and private institutions to the evolving mix of academic disciplines and the growing role of international partnerships. Together, these insights highlight where investment and innovation can have the greatest impact in the years ahead.
