MALMO, SWEDEN, October 21, 2026 /EINPresswire / -- Minut today launched Minut Living: smoke and indoor climate monitoring for the rental buildings that people call home, from multifamily apartments to student housing. Minut Living helps landlords and housing providers keep their buildings smoke-free and healthy, and builds on Minut's experience protecting short-term rental homes around the world.

Smoke-free policies are hard to enforce because a landlord usually finds out only when a neighbor has already been exposed to secondhand smoke and lodges a complaint. There is no safe level of secondhand smoke, and the CDC has noted that individuals who live in multi-unit housing are susceptible to involuntary exposure in the home because it can“enter their unit from other units” as well as be distributed via“a heating, ventilating, and air conditioning system.” An estimated 28 million residents experience secondhand smoke infiltration in multiunit buildings.

Minut Living monitors both smoking and the indoor conditions that affect residents' health. Sensors in each rental unit detect cigarette and cannabis smoke and measure temperature, humidity and mold risk. Property managers will be able to identify patterns and trends showing a real-time alert when smoking is detected, with the time and rental unit, and when temperature and humidity levels indicate a problem that needs fixing.

At the core is Minut SmokeID, which separates cigarette and cannabis smoke from everyday household smoke. Residents can cook dinner or light a candle without setting off an alert, and landlords can trust that an alert means what it says. Minut developed SmokeID in a dedicated smoke laboratory, training machine learning models on thousands of controlled smoke events. In Minut's internal testing, SmokeID correctly identified 87% of smoking events, compared with 43% for the closest competing product.

Hardware and connectivity built for apartment buildings
The hardware behind Minut Living is a major breakthrough for monitoring in residential buildings, which has long been held back by patchy wifi, thick walls, and battery-powered devices that landlords cannot reach to recharge. The Minut E1 sensor works hardwired, plugged into an outlet, or via Power over Ethernet (PoE). One G1 gateway links the sensors over its own cellular connection, with a long-range signal that reaches through concrete and steel without relying on residents' wifi.

"We have spent a decade helping operators make shared spaces work for the people who stay in them, and the neighbors around them," said Nils Mattisson, CEO and co-founder of Minut. "Long-term rentals have the same problems as short-term rentals but with higher stakes, because the people affected by secondhand smoke and mold live there. Minut Living lets a landlord protect residents' health and their privacy at the same time. You shouldn't have to choose."

Minut Living is available now for landlords and operators with portfolios from a few dozen rental units upwards. To request a building assessment, visit .
