Net Asset Value Of The Eften Real Estate Fund AS Share As At 31.08.2026
The consolidated rental income of EfTEN Real Estate Fund AS amounted to EUR 2,918 thousand in August (July: EUR 2,890 thousand). The increase in rental income was mainly attributable to a new lease agreement concluded at the Piepilsētas logistics centre in Latvia, which replaced a lease that had been terminated early in July. The fund's consolidated net rental income (NOI) was EUR 2,811 thousand in August (July: EUR 2,805 thousand).
The vacancy rate of the fund's real estate portfolio increased to 3.0% in August (2.2% at the end of July) following the expiry of lease agreements at the Betooni 6 logistics centre. As at the end of August, the vacant area at Betooni 6 was 3,935 m2, or 22% of the building's lettable area. As of 1 September 2026, 3,031 m2 of the vacated space has already been re-let, and the increase in the portfolio's vacancy rate is therefore temporary.
In the first eight months of 2026, the fund's consolidated rental income totalled EUR 22,239 thousand, an increase of 6.0% compared with the same period last year. EBITDA for the period was EUR 18,817 thousand (eight months of 2025: EUR 17,555 thousand; +7.2%) and net profit was EUR 12,960 thousand (eight months of 2025: EUR 11,714 thousand). Of the increase in EBITDA, EUR 571 thousand was attributable to the addition of the Magistral shopping centre and EUR 204 thousand to the improved performance of the Mustika centre.
Over the same period, the fund generated consolidated adjusted cash flow (EBITDA less interest expenses, repayments of loan principal and income tax expense) of EUR 9.69 million, which is EUR 1.3 million (15.8%) more than a year earlier, driven by both higher EBITDA and lower interest expenses.
The net asset value (NAV) of the EfTEN Real Estate Fund AS share as at 31.08.2026 was EUR 20.23, an increase of 0.7% in August.
