Dubai Commercial Property Deals Hit Dh65.2 Billion In H1 As Offices Surge
The value of commercial property transactions increased 8.5 per cent year-on-year from Dh60.14 billion in H1 2025, while deal volumes rose nearly 13 per cent to 6,487 transactions from 5,754 over the same period.

The strongest growth came from the office sector, where transaction values almost tripled to Dh15.81 billion from Dh5.28 billion a year earlier, an analysis of transaction data by Anarock Middle East showed. Office transaction volumes climbed 38.2 per cent to 2,571 deals, while average prices rose 85 per cent to Dh3,202 per square foot.
“Office transaction volumes rose 38 per cent Y-o-Y via 2,571 deals, and transaction value surged nearly 200 per cent to Dh15.81 billion from Dh5.28 billion in H1 2025. Average office prices climbed 85 per cent Y-o-Y to Dh3,202 per square foot,” said Anuj Kejriwal, CEO Retail and CEO Europe, Middle East and Africa at Anarock Group.“This points to intensifying demand for Grade A office space amid constrained supply in key business districts and free zones.”
Retail assets also posted strong gains, with transaction volumes rising 56.2 per cent to 853 deals and transaction values increasing 174.3 per cent to Dh3.71 billion. Average retail prices climbed 54 per cent year-on-year to Dh3,486 per square foot.
According to Anarock's analysis, growing consumer activity and investor demand for well-located retail assets supported the sector's performance during the period.
In contrast, the land segment saw activity cool. Land transaction volumes fell 29.3 per cent to 941 deals, while transaction values declined 9.3 per cent to Dh33.19 billion. The consultancy said capital is increasingly shifting away from land banking and towards assets that provide rental income and immediate cash flows.
The first quarter was a particularly strong period for the market. Commercial real estate transaction values reached an estimated Dh40.75 billion between January and March, representing growth of more than 40 per cent compared with the same quarter of 2025.
The second quarter saw a moderation from the record-breaking start to the year. Transaction volumes fell around 22 per cent quarter-on-quarter and values were down nearly 40 per cent sequentially. However, prices continued to rise. Average prices per square foot in Q2 increased 34 per cent year-on-year to Dh3,186.
“On a year-on-year basis, Q2 2026 volumes were broadly stable, down just about 1 per cent compared to Q2 2025 and transaction value was around 21 per cent lower,” said Anuj Kejriwal.“This was largely on account of a high base set by large land deals in Q2 2025.”
He added:“Despite moderation in transaction value, the average price per square foot in Q2 2026 rose 34 per cent Y-o-Y to Dh3,186. Dubai's commercial real estate buyers remain prepared to pay a premium for prime, income-generating assets.”
