    "As the nation's baby boomer population continues to age, the desire to age in place has never been greater. An often overlooked financial tool is the federally insured reverse mortgage program. Because of misconceptions that are rooted to the very early days of the reverse mortgage (prior to FHA regulations), many people are advised to avoid the product all together. One of the main concerns we hear is the high cost associated with establishing the loan. While it generally does cost more than a regular 'forward' mortgage, it actually can cost less than the expense of selling the property. Another concern we hear is the lender will own the home when the borrower(s) pass away. This is not accurate. When the last borrower vacates the home, the heirs sell the home, pay off the reverse mortgage and walk away with all remaining equity."
