The 233,694 sq ft property consists of two parcels and is 100% leased to PPD with 11.5 years remaining. PPD is a world-leading contract research organization (CRO) providing chemistry, manufacturing and controls lab services for all phases of drug development. PPD is the fifth largest player in the world in the fragmented CRO industry with around 6 percent market share. The subject property is PPD’s only mission-critical location in the US for its Good Manufacturing Practices (GMP) business, and one of only two worldwide. Showing significant commitment to the Property, PPD has invested substantial funds in the building.
Arzan Wealth acted as the Strategic Advisor on the structuring and acquisition of the Property, and will continue in this role during the holding period of this investment.
